1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

This is an excellent area for walking, cycling and riding. The market town of Thirsk, one-time home of the novel-writing vet, James Herriot, is just 3 miles and Helmsley,
10 miles, with its castle and walled garden, offers a wealth of inns, restaurants and shops. Local attractions include Duncombe Park, Castle Howard and Nunnington Hall. Fountains Abbey and the beautiful city of York, 24 miles, are not to be missed, while the coastal resorts of Scarborough and Whitby are within an hour’s drive. Racing at Thirsk, York and Ripon. Shop 3 miles, pub 400 yards.

  1. Very nice walks nearby at Sutton Bank. Remember if going out of season at lot of attractions are only open at the weekend or are shut down for the winter we found this with the North Yorkshire Railway and some of the historic abbeys check before booking. Nov 2012.
  2. Made very welcome in a great spot, only one other cottage next door and the main house. Nothing else overlooking. May 2012.
  3. The cottage far exceeded our already high expectations. It’s very spacious, comfortable and warm with a well-equipped kitchen and plenty of secure outside space. There was ample room for our large dog inside and out and he especially appreciated the underfloor heating. It was a real delight to watch the piglets in the adjacent farmyard. The owners were very friendly and helpful. All in all it was a wonderful Christmas getaway and we would highly recommend it. Dec 2011.
  4. A fabulous place to chill out with our children - long walks, play in the garden, flop on the sofa, sleep-in. A really cool place with great artwork, furniture and fittings. I guess we liked it! Nov 2011.
