1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Each is equipped with quality furnishings and fittings, and enjoys its own garden with patio in which to unwind well away from the pressures of everyday life. An ideal choice for families, they stand upon the owners’ farm; guests may explore at leisure the beautiful 6-acre grounds or enjoy use of the games room, complete with table tennis, snooker table and a selection of toys – there are even children’s and adults’ bicycles available. There are some lovely days out to be had in the vicinity; admire the gothic cathedral in the pretty town of Wells, marvel at the impressive caverns at Cheddar Gorge and Wooky Hole Caves, or explore the many footpaths which lead through the Mendip Hills and Exmoor National Park (also offering excellent pony-trekking terrain). There are a number of historic houses and gardens to visit locally, including Stourhead and Montacute (NT), and Longleat and Sherborne. Excellent beach at Weston-Super-Mare and water sports facilities at Chew Valley Lake. Glastonbury Tor is just 3 miles away, with a good variety of shops and restaurants, and the beautiful heritage city of Bath is accessible for day trips. Village shop/P.O and pub 1 mile.

This two-storey cottage adjoins The Long Barn. Spacious beamed living/dining room with wood-burning stove and rugs on wooden floor. Spacious farmhouse-style kitchen with tiled floor. Shower room with toilet. First floor: Double bedroom leading to additional room with sofa-bed (for +1) and space for cot. Twin bedroom. Single bedroom. Bathroom with toilet.

Brook Cottage was beautifully positioned in relation to the other buildings, other guests and the surrounding countryside-it provided privacy, good views and a lovely outdoor area for informal meals and ’get-togethers’. Vanessa was very welcoming on our arrival - there were fresh flowers and basic provisions. We were given good clear information about the property and area. While we were then left to get on with our holiday without intrusion, we were aware that the owners were close if we needed anything. All the rooms functioned well and were very comfortable. We had an excellent holiday and would go back ourselves and have no hesitation in recommending it to others. Aug 2010.

  14. The property was lovely and of excellent standard - one of the best that we have ever stayed. There were lots of little extras on arrival - bread, milk, butter, fruit, with soap, washing up liquid etc. The games room was excellent and our two teenage children enjoyed playing table tennis and snooker there. It was a peaceful location but lots of interesting places nearby. I would definitely return for another stay. July 2010.
  15. The property was styled beautifully and the accommodation was well laid out. The owner had provided many little extras, such as basic groceries, dishwasher tablets and washing tablets for laundry. The laundry room was well equipped and the games room was a great hit with toys and games for the whole family. The courtyard was a great, safe space for the children to play and the property was ideal for a relaxing holiday for everyone. Oct 2009.
