1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Situated in the village of Bacton, this detached bungalow is situated in a quiet cul-de–sac just a short stroll from sandy beaches. The seaside resorts of Cromer and Sheringham, 12 miles. Wroxham the capital of the Broads is 10 miles, for daily boat and river trips, a good way to experience the beauty of the Broads. Bacton Woods close by, ideal for cycling, walking and woodland picnics. Bird watching, golf and fishing all available locally. East Ruston Vicarage Gardens just a short drive away with over 32 acres of outstanding gardens, well worth a visit. Explore Norfolk Historic Houses NT parks and reserves. For children there is BeWILDerwood at Horning offering outdoor adventure park. Shop 750 yards, pub and restaurant 250 yards.

  3. Baker’s Dozen is certainly one of the best properties we have stayed in - very clean and comfortable in a quiet cul-de-sac, particularly suitable for myself, my elderly mother and our Westie. She had a great time in the garden and we even managed to get her to use the dog flap! We often visit North Norfolk and would definitely return to this property. May 2012.
  4. This is a good base for exploring the North Norfolk coast. Excellent accommodation; clean, warm and comfortable and more spacious than expected. Good, secure garden for dogs. A number of pubs were dog friendly which is always welcome. April 2012.

  6. The pictures do not do it justice the cottage was like home from home the location is good not far from the main coast, we will be going back in the summer time. Nov 2011.
  7. Clean, comfortable and well equiped bungalow. Tea, coffee, milk and biscuits waiting for you. Don’t miss the seals on the beach at Horsey a bit of a walk but worth it, followed by lunch at the Nelsons Head, a good place to park is Horsey Mill. Fish and chips from Bacton chip shop outstanding. And don’t miss Bacton Woods. Oct 2011.

  9. It was home from home, nice welcome pack of tea, coffee, sugar and milk. Could have done with a radio and settee’s not that comfy for watching TV and wanting a doze. Overall very impressed and could come again. Sept 2011.
  10. There was milk/coffee/tea waiting for us when we arrived. It was clean neat and tidy. 2 minute walk to the beach. The broads were 15 mins away by car. We had a lovely holiday canoeing/cycling/hiring boats around the broads. Places to eat were near by too. It was one of the best holidays we have had with cottages 4 you. Aug 2011.

  12. Perfect location, accommodation excellent.. pat (care taker ) very helpful..enclosed garden lovely .. lots of places to eat along the east coast.. to have extra step getting from sunroom , (as in dog step) would be helpful as its quite high to step over. June 2011.
