1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Set in the heart of the ‘picture-postcard’ Anglo Saxon village of Witton-le-Wear - steeped in history with its 12th-century tower, Norman church and views of the 15th-century Witton Castle - this attractive large house (built circa 1780) provides spacious living accommodation for families and/or friends to get together or to celebrate a special occasion. Adjoining another property, Arrow Cottage has lovely gardens together with river walks and the renowned Low barns Nature reserve nearby where visitors can relax and unwind, making this a tranquil and peaceful holiday retreat. Perfectly located to explore this magnificent Area of Outstanding Natural Beauty - starting in the quiet picturesque village, which has two good real ale pubs on hand. The Wear Valley Area is noted for its outstanding natural beauty and diversity of wildlife together with beautiful breathtaking scenery, peppered with small villages bustling with hospitality for locals and visitors alike. Hamsterley Forest, with its pathways, cycleways, bridleways and numerous sporting and leisure activities, lies 4 miles to the west. Durham city is 15 miles away with its majestic cathedral, cobbled streets, eateries and galleries. Raby Castle with its 200-acre deer park and fine medieval interior is a short drive, while Beamish Museum, one of the largest and most interesting working museums of its kind, can be enjoyed by the whole family, and is ony a 30-minute drive. Newcastle (55 minutes), and York (90 minutes), both have fine museums, shops and galleries. Crook 5 miles. Bishop Auckland 4 miles. Shops 1 mile, pub 50 yards.

  5. The property had everything we needed, plus extras. A lovely welcome pack and a good supply of luxury toiletries. The location was quiet with nice walks from the door, but also had the convenience of being near main roads with easy routes to shops and popular visitor locations such as Beamish. (We found the child locks on the cupboards frustrating, but appreciate some families may need them). Sept 2011.
  6. Myself and 10 others stayed in this Cottage and all thought it was Perfect . If you are after a quiet get away, this is perfect. Nice walks nearby, and 2 local pubs in the same street. Local shop bit further, but only a mile or so. Cottage had everything you could need and more, from everything in the Beautiful Kitchen, to the games and room and BBQ in the Big garden. We will definatley stay here again. May 2011.

The owners went that extra bit further in welcoming us to their holiday home, sending a friendly informative letter before departure listing all the things to be found at the house to save us packing extra, and a table full of welcoming gifts e.g. fruit basket, fresh bread, eggs from own chickens!   17. A beautiful cottage that we all agreed we would love to live in. Nothing was too much trouble - there were Easter eggs on arrival for each of the kids as we were there over Easter weekend. There was an impressive selection of fruit and veg, and eggs from the owner’s hens. I have never seen so many games, DVDs, CDs and books. There would have been plenty to do without ever leaving the cottage. April 2009.
